How Buying a New Home Could Save You Money

As the median payment on a new mortgage creeps toward $2,200, most buyers are desperate to save cash wherever they can. They’re offering lower mortgage ratesIf slashed prices aren’t enough to get a mortgage payment in your budget, builders have another offer: A lower mortgage rate. (Essentially, the builder prepays the lender the interest for the years the mortgage rate is reduced). NAHB’s data shows that 29% of builders offered mortgage rate buydowns in October. “Many builders are using sales incentives—including mortgage rate buydowns—as a method of addressing housing affordability headwinds,” says Robert Dietz, chief economist at NAHB.

New York CNN —For over a year, the red-hot housing market has been at the mercy of the Federal Reserve’s rate hikes, which have driven mortgage rates to sky-high levels. Mortgage rates have hovered above 7% since August, according to Freddie Mac data. Both those factors have helped create a scorching-hot housing market and a boom in homebuilder stocks, as Americans turned to building as a buying alternative. Moderating bond yields could change the narrative for the housing market. Tight supply and elevated mortgage rates this year made home purchases the least affordable they’ve been since 1984.

CNBC's Jim Cramer on Tuesday gave his take on earnings as the season draws to a close, saying that sectors as a whole managed to perform fairly well. "When you look at all the groups, this was not a disappointing earnings season at all," he said. He argued that Alphabet also reported positive results, he said, adding the stock may have "roared" if management had better explained issues with the company's cloud business. He also said that companies in the utilities sector reported positive figures, but were hurt primarily because of the bond market. "Aside from Whirlpool and drug company Pfizer, I've been very impressed with pretty much every company that's reported so far," Cramer said.

watch nowToday's housing market is a toxic mix of high mortgage rates, high prices, tight supply and strangely strong pent-up demand — and it's scaring off buyers and sellers alike. Now the popular 30-year fixed mortgage rate is at 8%, the highest in decades, making things even tougher. The result was record-low mortgage rates for two solid years. That, ironically, made the housing market even more expensive. They have little desire to trade the 3% rate they currently have for an 8% mortgage rate on a new purchase.

After September lived up to its reputation as the worst month of the year, bulls are hopeful earnings will prove a welcome distraction for a stock market mired in weak seasonal trends and rising interest rates. Valuations are coming down but are still high The forward multiple for the S & P 500 (Q4 2023, and Q1-Q3 for 2024) is 17.9. But finding the right fit isn't always easy, thanks in part to the old-school practices of most homebuilders. Vyshnevska and Hnatkovskyy launched NewHomeMate (formerly PropertyMate) in 2020, as the housing market was beginning to reach a fever pitch. Earlier this year, the company announced that it had raised a $5.5 million seed round from funders to expand and grow its vision. "Many people realized that now is the best moment to buy homes, even with high interest rates, if you see where rent is going across much of the United States, and their only real option is new construction," Hnatkovskyy said. Vyshnevska and Hnatkovsky walked Insider through the pitch deck they used to raise their $5.5 million seed round with some confidential financial information redacted.

Sales of newly built homes fell 8.7% in August from July, to a seasonally adjusted annualized pace of 675,000 units, according to the U.S. Census Bureau. The Census count is based on signed contracts during the month, and mortgage rates took a sharp jump higher. The median price of a newly built home sold in August was $430,300, a drop of 2% compared with August of last year. Homebuilders have been lowering prices as well as offering more incentives, like buying down mortgage rates. One of the nation's largest homebuilders, Lennar, recently reported strong earnings, but that was for a quarter where mortgage rates hadn't hit their highest yet.

The problem with labor data in understanding inflation
  + stars: | 2023-09-10 | by ( Bryan Mena | ) edition.cnn.com   time to read: +6 min
The central bank will continue to pay close attention to the state of the labor market, specifically on wages, as it focuses on defeating inflation, but there’s only so much that labor data can reveal about price increases. Mainly, it’s that wage figures are great at gauging inflation’s progress, but they’re lousy at forecasting its future. Financial markets have shifted back to a “bad news is good news” way of perceiving economic data and will continue to react to labor data, but ultimately, it’s the actual inflation data that matter most to the Fed. The issue of labor figures in forecasting inflation lies with productivity data. The Federal Reserve releases August data on industrial production.
